The rooms in the hotel look quite big on their website but in reality are very very small, but very intimate and the size is not a problem, there is no bar in the hotel so if you want a drink you will have to either go out or bring your own in.
Each room has a big television with built in dvd player, but no satellite television apart from a few useless news channels and foreign speaking ones.
There is no pool or anything like that but you do get to use the health club in a local hotel which when I was there was very quiet which was nice.
parking at the hotel is a bit tight with just a small driveway/forecourt area for parking on, and once there is a few cars there it can be difficult to move a car in or out.
The rooms are clean and crisp and although small are quite airy with a fresh feeling, the hotel does serve food in a small restauraunt area, I never ate in the evenings but did have breakfast which could have been a bit bigger but was ok.
The bathrooms are great with spa baths in most rooms that will fit at least two people in them which can be fun, most of the rooms also have four poster beds, so are perfect for a romantic weekend away.
As for the price, well its a little over the top unless you manage to get a late deal, the prices start at around £35 per person per night so really £70 per night per couple although this includes breakfast it does not include an evening meal. In addition they require that you pay upfront and there is no refunds if you cant make it no matter how long before you cancel. The hotel also puts their prices up in school holidays, even though this is not the sort of hotel that you would take kids too, mainly because they do not cater for them at all in any way.
In summary it is a nice place but in essence an overpriced B&B which they have tried to justify by calling it a boutique hotel.

Quick review of 21 The Lakes, Windermere
Very misleading photography on the website makes this place appear like a boutique hotel - sadly the reality is very different!
The rooms were poor quality with stains on the (well trodden) carpets, peeling wallpaper, & curtain poles hanging perilously from the wall from loose plaster.
Rude staff & poor quality food will certainly guarantee a disappointing stay!
Don't bother complaining either, you'll be wasting your breath as the manager is arrogant & dismissive.
I wouldn't recommend this place at at - it could be so much better with a little care & attention (& a different manager) ...
